Partner Builders are identified by CSLB license number and a live count of permit-finaled ADUs from public records. A self-issued “verified” sticker is worth very little. A permit number is a receipt — and your completions become your credential in front of owners choosing a builder.

- Partners earn a share of A-du’s own platform service fee on each referred door, monthly, starting with the first rent payment and running for a fixed period per door. Security deposits are excluded from the calculation, and nothing is owed by anyone until a tenant actually pays rent. Specific rates and founding-partner terms are shared in the partner conversation and set out in the written partner agreement.
- What does it cost my client?
- Nothing to list — creating a listing on A-du is free. A service fee applies to rent payments (3% by bank transfer, 6.25% by card at current rates) and by default the tenant pays it on top of rent, so your client receives 100% of their listed rent. Referred owners also get concierge listing setup and a featured launch.
- How does attribution work?
- Partners get a personal referral link, and clients who sign up through it are attributed to the partner. The listing flow also asks owners who built their ADU, and those answers are confirmed with the partner. The attribution window and precedence rules are stated plainly in the partner agreement.
- What is the rent-ready report?
- A one-page, address-specific rent projection — estimated range, comparable ADUs, and the methodology — built from A-du marketplace data and public Los Angeles permit and rental records. Partners use it in sales proposals to answer the question every prospective ADU client asks: will it rent, and for how much? - Is the program exclusive? Is there a quota?
- No and no. Partners refer when it genuinely helps their client, can work with anyone else, and can leave the program at any time — shares already earned on referred doors keep paying through their period.
- Do I have to tell my clients about the partnership?
- Yes. Partners disclose the relationship to clients using language A-du provides, and referred listings carry a partner label on the marketplace. Honesty is the whole brand, and the program is built to survive that standard.
- Can we refer units our company owns?
- Yes. Spec builds and build-to-rent units a partner owns earn the same terms, and portfolio owners can also hire vetted managers through A-du’s manager marketplace.
Program participation is subject to a written partner agreement, and partner terms are being finalized with counsel during the founding period.
